A deed to a property represents the right of the owner to claim the property.

So when someone buys a property and then the owner transfers the property to the buyer they would have a deed drawn up and then the new deed would be sent to the new owner.

That would mean that you own the property when the deed is sent to you in your name.

The title of the property is the legal right to use and modify the property how you see fit, or transfer interest or any portion that you own to others via a deed.

Sometimes all you'll get is a deed to the property but as long as the deed has been put in your name to the property then you can and should be able to get a title to the property.

You can also use a quitclaim deed to transfer the ownership to the new owner as well.

The quitclaim deed is the fastest and easiest way to transfer ownership of a property you own and want to transfer the deed to someone else.
