The time it takes for a landlord to file an eviction notice depends on the landlord as some landlords may start the eviction process after being 5 days late on the rent.

And then some other landlords may wait until you're 30 days past due on the rent before going through the eviction process to get you out of the property.

Most decent landlords will want to work with you the tenant to keep you in the rental property because filing an eviction costs the landlord money.

If you're gonna be late on rent contact the landlord and let them know and some will give you a chance to allow you to get the payment to them.

If the landlord does start an eviction process on you then you'll receive a summons to appear in court and your landlord will also show up.

Then you plead your case and the landlord pleads their case.

But usually the landlord will always win the court case and then the judge will order you the tenant to leave the premises in a certain amount of time.

Then if you're not moved out peacefully a sheriff will show up within a few days or maybe on the day of the ordered eviction.

The sheriff will then force you out of the home and even possibly arrest you if you do not leave peacefully.

The eviction process can take from 1 month to even 3 months in some cases depending on how busy the courts are and when they can get to the eviction.

You could also be liable for the landlords attorney and legal fees as well as court costs to have you evicted.

Plus the eviction will show up on public record making it harder in the future to rent another home or apartment.

So it's best to just leave peacefully when the landlord asks you to and avoid the court hearing and damage to your record and credit rating.
