Are late rent payment fees enforceable?

In most states you cannot be evicted for not paying late rent payment fees.

So in most cases the late rent payment fees are not enforceable until you actually move out or the lease ends.

If the lease ends then the landlord may legally decide not to renew your tenancy or and lease if you don't pay up the late rent fees.

Not paying late rent fees is not gonna get you evicted though but the landlord might be able to sue you in court later after you move out and force you to pay the owed late fees to them.

Some landlords may not even bother with late rent fees and just not renew the lease.

But if you want to keep in good standing with your landlord and have a good reference for a new place to rent then paying the late fees would be a good idea if you can afford too.
