Can landlord inspect property without tenant present?

As long as the landlord gives the tenant 24 to 48 hours notice in advance that they will be performing the inspection and it's spelled out in the lease that the landlord can inspect the property without the tenant present then yes the landlord can inspect the property or enter the property without the tenant being there.

However the landlord cannot just enter your apartment or dwelling without the advance notice and if you are there and refuse the landlord entry to the apartment or dwelling then you would be in breach of your contract.

The landlord can then file for eviction if you refuse to allow entry and then you could be evicted.

So as long as the landlord has given you advance notice you should let the landlord in to perform his or her inspection of the rental property.

If there is an emergency situation such as a plumbing disaster then the landlord can enter the apartment or dwelling at anytime without advance notice even without you there to make the needed repairs.
