In order for a landlord to forcefully evict you from your apartment or house you're renting the landlord must send you a pay or quit notice.

Then if you still don't pay up the rent or move out peacefully then the landlord can file for an eviction which usually happens around 30 days after you're late on the rent.

The landlord can ask you to peacefully just leave the apartment or house without going to court and if you do leave peacefully then the landlord will not have to take you to court which can be costly for both you and the landlord.

If the landlord wants to force you out then the landlord must take you to court and get an eviction then the judge will order you out and if you do not get out a cop will show up to forcefully make you move.

So yes a landlord can evict you without a court order by just simply asking you to pay up or leave the premises and you can leave peacefully and end the lease.

But the landlord cannot force you to leave the apartment or house without going to court and getting an eviction order.
