What happens when you go to court for eviction?

When you go to court for eviction your landlord will usually show up to court or a property manager depending on who takes care of the rental property.

Then either the landlord or property manager will plead their case to the judge and you'll then plead your case to the judge as well.

In almost all cases of a court eviction hearing the landlord will be the one who wins the case.

Then the judge will order you out of the rental property and give you a certain amount of time to get your things and vacate the property.

You can then just leave peacefully without a problem.

But if you're still there after the date you're supposed to be out then a sheriff will show up to the rental property whether you're there or not and allow the landlord to change the locks.

If you're still there and still do not want to move then the sheriff will force you out of the home and then you can even be arrested for not leaving the property.

If you know you're gonna be evicted it's best to avoid a court date and just get your stuff and peacefully move out because you're very unlikely to win the court hearing as a tenant.
