Replacing your asphalt shingle roof with a metal roof won't add a lot of resale value to your home but it will add around 6 percent of resale value to your home and you'll always be able to recoup the cost of the metal roof on the home when you go to sell your home in the future.
My home had an asphalt shingle roof that needed replaced and I had A good local handyman replace the roof with metal roofing which cost me $1,500.00 for the metal roofing and screws, and metal roofing caps etc and then I paid him another $1,500.00 in labor charges and he did a wonderful job.
So in total it cost me $3,000.00 to have him install the metal roof after ripping off the old shingles which is what it would've cost me to hire a roofer to rip off the old shingles and replace them with new shingles.
The metal roof actually also lowered my insurance rates as well because the metal roofing can't catch on fire and protects the structure.
Metal roofing will always outlast asphalt shingle roofing and goes up on the roof much faster.
