What is the typical lifespan of a house?

The typical lifespan of a house is around 30 years to 40 years for a mobile home and around 100 years to 200 years or even longer for a well maintained stick built and site build home.

Although newer homes being built today are not built as good as the older homes that were built 70 to 80 or even 100 or more years ago.

Newer homes are often built more cheaply than older homes were built.

I live in a 120 year old house that has been fixed due to termite damage on one side of the wall and I bought it as a fixer upper 10 years ago and it was 110 years old then.

I knew about the termite damage and can fix the structural issues myself and it also needed a new roof as the old shingles fell off on one side.

I fixed the roof and fixed the damaged wall by replacing the floor joist and the entire outside wall and it is a nice old home now and the old bedroom also looks like a nice new bedroom inside.

The front room area has one corner now sagging and the front door also sagging and some drywall cracked but I can also fix that soon as well by jacking the wall back up and releveling it.

Other than that the house is in good shape and is very livable and I expect it could last another 100 years or so with being maintained.

I loved the old house and didn't want to see it torn down due to just that one main wall and roof needing replaced and it's built much better than any mobile home is today and any newer home is built today that I've looked at.

For mobile homes though if they have a lot of wall rot, they are not worth fixing as you'll never get the value back out of the home.

But if the mobile home just has some floor issues that can be replaced easily by yourself then it can be worth it.

But mobile homes are meant more as disposable homes than regular site built homes although the newer mobile homes are built somewhat better than the older mobile homes but they still are classified as disposable homes and will eventually wear out faster than a regular home even with good maintenance.
